What I Look At Before You Move Forward

I approach property analysis the way I approach engineering problems — systematically, with data, and without a vested interest in a particular outcome.

Asking Price vs. Market Context
I compare the asking price against recent comparable sales — same property type, similar condition, similar lot characteristics — for the immediate area. If the listing is priced materially above or below what the data supports, you should know that before deciding how to proceed.
Recent Comparable Sales
I pull recent closed sales, not active listings or automated estimates, for similar properties nearby. Comps are the foundation of any serious price analysis, and I review them the same way I would for my own investment decisions.
Property Tax Context
I look at the actual tax record rather than relying on automated estimates. Property taxes in Central NJ vary significantly at the individual property level, and this affects total monthly ownership cost in ways that national tools routinely miss.
Days on Market and Listing History
How long has the property been listed? Has the price been reduced? Did it previously go under contract and fall through? These patterns provide meaningful context about how the market has responded to this specific property.
Resale Considerations
I look at factors that affect how the property is likely to perform when eventually resold — location within the township, lot characteristics, property type, comparable market depth, and anything unusual about the property or its market position.
Offer Positioning
If you are deciding whether and how to make an offer, I can discuss how the property's market position and competitive context might inform offer structure — without making promises about outcomes or guaranteeing any particular result.
Questions Worth Investigating
I flag items that warrant closer attention: permit history concerns, inconsistencies in the listing data, or aspects of the property that suggest a professional inspection look is warranted. I am not a home inspector or attorney — I flag the questions, not the answers.
Local Market Context
The market conditions specific to the township, property type, and price range you are working in affect how you should approach a decision. I provide that context based on current data for the Central NJ market — not national market narratives.
